Magdalena Homes delivers beautifully designed, NOAH-certified transportable studios. Each M1 unit includes:

Full suite of premium appliances (washer/dryer, oven, stove, refrigerator, A/C, and water heater)
Built-in deck and trailer
A skirt around the base to cover wheels for a permanent-home look

$95,000 per M1 (retail MSRP), talk to us about our discounts for community members and volume
Includes trailer, appliances, deck, NOAH certification, and delivery in Mendocino County.
Discounts & Incentives
10% discount for Anderson Valley housing supporters (investors & community members)
10% discount for purchases of 2+ units
Additional 10% discount for purchases of 5+ units
Discounts can be combined up to 20%, reducing price to $76,000
Payment
One third due upfront, one third a month later, and the final one third upon delivery in three months.
Rental Options
We offer two flexible rent options:
Studio-only rental: Starting at $1,000/month
Studio with land, installation, and infrastructure: Starting at $1,500/month in Anderson Valley and similar locations
These estimates are subject to availability and final site conditions. We also offer an attractive purchase option at the end of a 5-year lease to help renters build equity and transition to ownership.
For Property Owners
Property owners with water and septic capacity typically earn one-third of monthly rent (~$500/unit in Anderson Valley). If you’re missing water or septic, let’s discuss available alternatives.
